I specialise in providing private residential property surveys across the Greater Belfast and N.I area regulated by RICS and I am an RICS Registered Valuer.

HOMEBUYER / DIGITAL HOME SURVEYS – This is an RICS designed report providing detailed information for purchasers.  Commenting on condition in a traffic light system created to provide a clear, concise and easy to read report.  This is the report most often used by solicitors for reassurances with your purchase.

This is a level 2 report that focuses on more detailed information but does not contain a valuation section (valuation provided at different fee level) categorised as follows;

3.Defects that are serious and/or need to be repaired, replaced or investigated urgently.

2.Defects that need repairing or replacing but are not considered to be either serious or urgent.  The property must be maintained in the normal way.

1.No repair is currently needed.  The property must be maintained in the normal way.

The RICS HomeBuyers report will also advise on repairs and maintenance and is more relevant to older homes which  may require some works after purchase.

Energy Performance Certificates (EPCs) are needed whenever a property is built, sold or rented. The Home Owner or Estate Agent must order an EPC before you market your property to sell or rent.

An EPC contains information about a property’s energy use and typical energy costs. It also includes recommendations about how to reduce energy use and save money. An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.

Customers purchasing or remortgaging a buy-to-let or let-to-buy property with an A, B or C Energy Performance Certificate (EPC) rating could be entitled to a lower rate on fixed-term mortgages.

Available to customers purchasing or remortgaging a property with an A, B or C Energy Performance Rating. Brokers must validate evidence of an A, B or C Energy Efficiency Rating as part of the application process.
Green products will be labelled ‘Green A-C EPC’

Available for Estate Agents to help with marketing their clients properties.
